Home Staging … Almost

Posted under Home Staging

Most of the time when we think of the process of staging a home it involves many important steps, most of which are time consuming and take a great deal of money to execute. How can we eliminate some of these steps, save money and still keep an edge in the industry without compromising our income?

It is called virtual home staging, which can be done at a fraction of the cost of traditional home staging. Over 80% of homebuyers look at pictures on the internet before they go and look at a property. With the growing number of vacant homes due to relocations and foreclosures, this is an excellent opportunity for us all to take advantage of. Best of all you do not need a storage facility or a moving truck to perform this service. Home staging is about the buyer envisioning the potential of the home while helping the seller sell quickly and for more money. Virtual home staging enhances the show ability of any home. It gets people that may not normally consider that particular house the ability to see what potential any given house may have if it was decorated. While it would be dishonest to make certain changes to the home such as hiding a flaw or changing it structurally, it is completely acceptable to make the home look its best with furniture and accessories.

You can have the homeowner or mexico homes agent send you high quality photos along with window measurements and room dimensions. With this information you can use software to map out the room to scale and cut and paste items that are the appropriate size into the room and make it look staged.

FERS and the size of the room. With this information you can use the software to make room to scale and cut / paste items, which are the appropriate size of the room and create the illusion production.

Home Stagers Rescue First Time Real Estate Investors

Posted under Home Staging

Imagine yourself as a new real estate investor or “house flipper.” You’ve sunk a fortune into renovating your first property and you’re sure this is going to be the first of many successful “flips.” Instead, month after month of mortgage payments become due with no interest from potential buyers.

This was the money-losing and stressful scenario faced by clients of Paige Holm and Aron Bailey Bruser, Staging Diva Graduates and co-owners of Win-Win Home Staging and Redesign.

This client’s first real estate investment was completely renovated and had been sitting vacant on the market for 5 months, with zero interest from prospective buyers despite 6 open houses.

Knowing that empty rooms don’t help sell homes, the first thing home stagers Paige and Aron did following their home staging consultation was go shopping for rental furniture and accessories. They arrived with a truckload of furnishings on a Tuesday to prepare for an open house happening that weekend.

Thursday afternoon, two days after the home was staged, the real estate agent brought an interested buyer through the property and that evening there was an agreement in place.

The next morning the sellers put in a counter offer and that afternoon there was a signed Agreement of Sale allowing the cancellation of the planned open house.

The Win-Win Home Staging and Redesign clients were thrilled with the outcome and had this to say:

“We can’t thank you enough for your guidance through the process. Not only did you help us sell the property but it was such a pleasure to work with you both, Aron and Paige. Please feel free to use us as a referral at any time.”

Are you reaching out to real estate investors in your home staging business marketing? Why not put together a brief presentation demonstrating how a small investment in home staging can help sell their “flip” faster and for more money?

Home Stagers Don’t Have to Buy Their Own Accessories

Posted under Home Staging

Becoming a home stager doesn’t mean you have to get yourself into credit card debt stocking up on art, accessories, towels and bedding.

If you’ve been putting off your desire to learn home staging because you’re not prepared for these expenses, you should know you have other options.

When it comes to accessories, towels and bedding – those types of things – when I need to purchase them for a client, I use their money and everything ends up belonging to my clients.

This works very well. I get paid for my time to go shopping and I’m shopping with my clients’ money. The client gets to keep the receipts and the packaging, so when the house sells it’s up to them if they want to keep that stuff because it’s theirs. If they want to return items to get a different color to match their new home, or if they don’t want to keep any of it – that’s up to them.

Some home stagers like to build up their own stash of vases, candles and other accessories, but I deliberately decided not to do that. I don’t want the bother of storing those things and keeping track of them, so I approach it differently. Many homeowners love the fact that they have all this great new stuff to move to their new home so it’s a win-win situation for everyone.

When it comes to artwork, many furniture rental places rent art as well but it can be difficult to find appropriate art for home staging. The Staging Diva® Art Shop makes shopping for art effortless. Each piece was selected for home staging and galleries are organized by room. On top of that, when you choose your piece, you also pick your mat and frame and it’s shipped right to your door.
